Patience Pays Off for Ballpark Office Building
Denver – (December 30, 2010) – In a depressed commercial real estate market, most brokers say, ‘a deal is a deal.’ However, Cassidy Turley Fuller Real Estate broker Kittie Hook would not settle for just any deal for her listing at 2300-2346 Blake Street. In her mind, the former warehouse space turned office building just a block from Coors Field presented such a unique opportunity, that not just any offer would do. Her persistence paid off just in time for the New Year with the significant sale of the building two days before 2011.
The 44,679 SF building’s history dates back to 1910 when it was originally constructed as a warehouse facility. Since then, the space has seen various occupants but maintained most of its primary appearance until a complete renovation in 2000 turned it into the distinctive, trendy space it is today. Working in line with the overall transformation of the Ballpark area, this renovation preserved the history of the building while enhancing the creativity and innovation it portrayed and elevating the efficiency and technology the building offered. The architectural improvements led to numerous awards and wide-spread recognition for the space.
When the building went to market at the end of 2008, Hook was faced with the challenge of marketing a rare commercial real estate listing while enduring a market that was rapidly declining. Although the interest was there, it was a struggle to find the perfect fit for the building.
